With construction completed in August 2003, this Hotel is built on a 1,440 sq ft [133.78 sq m] reinforced concrete slab with reinforced concrete columns rising to support the 2nd floor of the treated timber framed and weatherboard sided Hotel building. Roofing is Aluzinc™ formed to corrugations with factory applied fade resistant white colored coating. All windows are glazed Jalousie with aluminum inner frames with internal insect screens and venetian blinds. Flooring is treated Honduras Pine (stained and varnished) throughout with the exception of the 1st (ground) floor where non-slip ceramic tile is applied to the concrete slab. All doors are solid wood. Cobbled pathways connect the main entrance, Hotel building, swimming pool, and pool-side bar areas.

The Hotel building comprises 2 Apartments and an Office at the 1st Floor (ground) level. Each Apartment contains a Queen Bed, 3 piece lounge suite, separate bathroom with walk-in ceramic tiled shower enclosure, and a small kitchenette area with Avanti™ Mini-Fridge, 3 Burner propane gas range, and Sharp® Toaster/Microwave Oven. The Office space is partitioned to enclose a small Utilities Room, (plumbing, electrical breakers, lined closet, etc). There are 4, essential identical, Bedrooms on each of the 2nd and 3rd floors. Each Bedroom contains 2 double solid wood framed beds, 3 bedside night stands, open closet space, and an en-suite bathroom with walk-in ceramic tiled shower enclosure. All rooms have Westinghouse™ 36in Ceiling Fans with Integral Lighting, while the 2nd floor rooms also include GE® 5‚200 BTU A/C wall units in each room.
3rd Floor Covered Porch
The Hotel building features 3 ft 6in [1 m] wide wooden stairs between the various floors opening on to 8 ft [2.4 m] wide varnished wood porches across the front of the entire 2nd and 3rd floors. Arches between the wooden supporting columns and above the wooden porch railings and varnished wood floors combine with the white exterior walls and stained wood trims to provide the Hotel building with a style reminiscent of Colonial/Mediterranean construction. From the 3rd floor porch are views to the west-south-west across the tree tops to the Caribbean Ocean and Utila’s Lower Lagoons which can offer some spectacular sunsets.
The property is free of any Conditions, Covenants or Restrictions. The property Owner returned to Austria several years ago for personal reasons and has since had a variety of Managers and Lessees operating the Hotel, each with varying levels of Hotelier, business, and marketing skills.
