On the market for the first time since circa 1915, this 4.798 acre [19,418.49 sq m] property is located on a private unpaved road which joins the main paved Utila Airport Road some 200 yards [182 m] away. The property is 1.35 miles [2.18 km] from Utila’s Town Center by road, and 1.17 miles [1.88 km] away in a straight line. The main Municipal electrical transmission lines also run along on the Airport Road some 200 yards [182 m] away.

The property is bordered to the north and west by pasture land and to the east and south by native jungle. The top soil is a rich and fertile layer of presumably ancient decayed tropical vegetation with a slight clay like consistency lying at various depths over a bedrock of volcanic ash combined with fossilized corals. The bedrock was presumably created from the ancient volcanic cinder cone that is now Punpkin Hill. Pumpkin Hill is presumed to have been formed during the Holocene Period (about 9,600 BC). Occasional and small outcrops of volcanic ash and uplifted pertified coral beds can be found on the property.

The property is owned by one of Utila's oldest families. Acquired around 1915, Title to the property was first legally registered in 1946, making it one of the earliest legally registered Titles in Utila. This 4.8 acre fraction of the original property was inherited by the current owner and registered in their name in 2005.

Plantains (Musa x paradisiaca) Plantains(Musa x paradisiaca) From around the early 1920's up until 1987, the property was used to grow Coconuts, Bananas, and Plantains. Many of the original large native trees were not removed at this time. From 1987 until around 2002, the eastern extent of the property was turned to pasture land for cattle grazing, while the western extent was planted with a variety of orange trees, papaya and plantains. Again the larger trees were not removed and left to shade cattle. The property has lain fallow since 2002 and has since overgrown with new tropical vegetation sprouting among the larger trees, many of which are presumably over 100 years old. Remnants of the old orange, paypaya and plantain orchards are still evident.

Cave Entrance Cave Entrance In the eastern extent of the property is a natural volcanic rock cave. To the rear of this cave is a deep (at least 8 ft [2.5 m])fresh water pool extending further back under a low cave ceiling overhang. The depth of this extent has not been measured. The brother of the current property owner states this fresh water cave was, and occasionally still is, used to provide water for nearby cattle troughs. Recently a 3,600 gallon per hour [13,630 liter per hour] pump was applied to the fresh water pool, and after 1 hour of pumping, the water level in the cave had not changed. In the south west corner of the property is also an old fresh water well, now collapsed. This well was used in the past to water the fruit orchards.

The Owner prefers to sell the parcel as a whole, but is prepared to sub-divide in two parcels.
