Located on the shoreline of Swanix Bay on the eastern shore of Utila, this 2.33 Acre [9,431.97 sq m] property is situated off the North-Eastern end of Utila’ airfield. At 2.35 miles [3.78 km] by road from the center of the main and only town in Utila, this property is readily accessible yet away from the main tourist activities. Swanix Bay was originally known as Swan Neck’s Bay or Swan Necks Bay in the early 1970’s due to the shape of the shoreline at the southern extent which is, arguably, in the shape of two swan’s necks. Over the years the name has subsequently evolved to become known variously as Swanix Bay (say Swan Neck's quickly) or Swanish Bay among the local English speaking population. The local Spanish speaking population, having difficulties with both these words, further distort the name to Suanis or Suaniz Bay.

Utila’s Aquarium official scuba diving site is approximately 645 yards [590 m] from the property’s south-east corner boundary.

To the north-east of the property are ocean views over the Caribbean Sea to the West End of Roatán, the largest of The Bay Islands, 21.6 miles [35 km] away. To the south-east are views to the islands of Cayos Cochinos, or Hog Islands, a small archipelago and Marine Biological Reserve off the northern coast of Honduras some 27.8 miles [45 km] across the Caribbean Sea. To the south, and on a clear day, are views over the western Caribbean Sea to the Cerros de Cangrejal mountain range located on the Honduras mainland some 29 miles [46.7 km] distant. To the north are views to Pumpkin Hill, which standing at 243 feet [74 m], is Utila’s tallest land mass. To the west and rear of the property is dense tropical vegetation.

The eastern ocean-side of the property has 385 ft [117.43 m] of shoreline mostly comprised of volcanic rocks with a vesicular texture embedded with fossilized corals (known locally as “iron shores”) with sandy patches between the outcrops. The eastern extent of the property rises approximately 8-10 ft [2.4 - 3 m] above the high water mark and is mostly sand and sandy soil with varying degrees of vegetation. In this area the owner has planted many disease resistant coconut trees among the existing Tropical Almond (Terminalia catappa) (known locally as wild almond) and buttonwood (Conocarpus erectus) trees, occasional patches of cactus, and ground cover succulents.

The southern extent for the property extends inland in a westerly direction and is mostly a shallow soil covering over the volcanic bedrock with occasional volcanic rocky outcrops. This area is populated with Palmetto Palms (Sabal palmetto), Tropical Almond (Terminalia catappa) and Gumbo Limbo (Bursera simaruba) (known locally as naked Indian or Indio desnudo) trees of varying ages. Despite the soil type, the area appears relatively fertile since shoots and sprouts of new plant growth have appeared in areas that were cleared less than 18 months ago.

With minimal clearing, the property is ready for building, or suitable for subdivision into residential lots. Municipal Power high voltage transmission lines pass approximately 0.24 miles [0.38 km] from the property boundary. At this time, the owner has not scheduled installation of the underground conduit necessary to cross the airfield approach to connect the property.
